How to Price Your Naples Home in Today's Market

If you are thinking about selling your Naples home, you probably already have a number in mind. That is normal. You know what you have put into the home and what you would like to get from the sale. Buyers look at it differently. They compare your home with other homes they can see and buy right now.
I start with two things: what the market is telling us and what you need the sale to accomplish. From there, we narrow the comparison to homes a buyer would realistically consider instead of relying on a broad Naples average.
Start with the market, then narrow the focus
LOCAL MARKET CONTEXT
The latest Naples Area Board of REALTORS market data available as of October 3, 2026 is for August. NABOR reported 4,093 properties for sale, 622 closed sales, a $575,000 median closed price and 99 days on market. These statistics cover Collier County, excluding Marco Island. They are useful context, but they are not a price estimate for your home.
The better question is what buyers can find that is similar to your property. A Naples condo, a Golden Gate Estates acreage home and a waterfront home can all have a Naples address, but they should not be priced from the same group of comparisons.
Compare homes a buyer would actually consider
I look at comparable homes, often called comps. These are properties a buyer might reasonably consider alongside yours. Three groups help tell the story:
I also pay attention to price changes and how long similar homes have been on the market. Depending on the property, I would look at the roof, storm protection, pool, view, waterfront access, lot size, updates and community costs. For a condo, fees and potential assessments may matter. A single average or price per square foot cannot capture all of those differences.
Make the asking price fit your plans
Do you need to move by a certain date? Will you be buying another home? Would you prefer to make repairs before listing, or sell the home in its current condition? The answers help us decide how to price and present it.
It is natural to wonder whether you should start high and leave room to negotiate. That can put your home beside others that buyers see as better values. Pricing low is not automatically the answer either. I would show you the relevant sales and current competition, explain a reasonable price range and talk through how different asking prices may affect your plans. You make the final decision about the asking price.
If you are not ready to list yet, that is fine. I can still prepare a comparative market analysis and walk through the numbers with you so you know where your home may fit before you decide.
Look at what you may take home from the sale
The sale price is only part of the picture. I would also help you estimate what you might receive after your mortgage payoff and selling expenses. We can discuss possible closing costs, concessions, repairs or credits and the cost of keeping the home while it is for sale. The actual numbers depend on your property and the final agreement.
When an offer comes in, I look at the whole package with you: price, financing, contingencies, requested credits, inspection terms and the proposed closing date. The highest headline price is not always the offer that best fits your goals.
Pair the price with a clear presentation
The asking price and the way we present the home should make sense together. Before listing, I would review the details with you, identify the features buyers are likely to care about and discuss any preparation worth doing. Professional photos, accurate listing information and video can help buyers understand what makes the home worth a closer look.
After the home goes on the market, I would stay in touch about buyer questions, showings, feedback, competing listings and new pending sales. If the market gives us a reason to reconsider the price or presentation, we would talk about it together before changing anything.
